How do you find and screen tenants?

Inspections & Property Care
How often are inspections carried out?
That’s up to you.
Most landlords choose every quarterly inspections, often based on insurance requirements. We’ll guide you on what makes sense, but the decision is yours.
Each inspection includes a detailed report with photos, so you always have a clear record of your property.
Can I book inspections without full management?
Yes.
Inspections are available as a standalone service - ideal if you’re self-managing.
What happens if there’s damage to my property?
When damage occurs, we look at two things -what caused it, and who’s responsible.
Getting this right avoids confusion and disputes.
Accidental damage
This is something outside the tenant’s control.
Example: A window breaks during a storm or a pipe bursts unexpectedly.
Tenants aren’t usually responsible for this.
Careless damage
This is where a bit more care could have prevented it.
Example: Leaving something cooking unattended and causing damage.
Tenants can be held responsible - usually up to 4 weeks’ rent or the insurance excess (whichever is lower).
Intentional damage
This is damage that’s done deliberately or recklessly.
Example: A hole punched in the wall or damage caused during an argument.
Tenants are fully responsible for this.
Fair wear and tear
This is normal use over time - not damage.
Example: Worn carpet in high-traffic areas or minor scuffs on walls.
This sits with the landlord.
Compliance & Risk
Do you help with compliance and Healthy Homes?
Yes.
We help ensure your property meets all legal requirements and stays compliant as regulations change - reducing your risk and avoiding costly mistakes.
Do I need to test for meth between every tenancy?
New regulations as at 15 April 2026 now set clear limits for meth contamination:
- 15 µg per 100 cm² → Property must be cleaned before it can be re-let
- 30 µg per 100 cm² → Property may be considered uninhabitable and the tenancy can be ended
All testing must be carried out by qualified, independent professionals using approved standards.
While testing between tenancies isn’t a legal requirement, many landlords still choose to do it for peace of mind.
It helps:
- Establish a clear baseline before a new tenant moves in
- Support insurance claims if contamination is found later
- Provide clarity if a dispute ever arises
Without that baseline, it can be harder to show when contamination occurred.
It’s also worth checking your insurance policy, as some providers may require or recommend testing to maintain cover.
