Maintenance & Repairs
How do I report maintenance?
The easiest way is through your tenant portal in PropertyMe.
Add as much detail as you can and include photos and a video where possible - it helps us get things sorted faster.)
You can also email your Property Manager if needed.
For simple issues, the system may guide you through a quick fix first.
If it needs attention, we’ll organise the right contractor and follow it through.
I have an emergency - what should I do?
If it’s urgent, act straight away.
Examples include:
- no power
- no water
- serious leaks
- anything that could cause damage or risk safety
Call your Property Manager immediately.
If you can’t reach us, contact the appropriate emergency service or contractor, then let us know as soon as you can.
How long will maintenance take?
We aim to get most non-urgent requests sorted within 14 days.
Timing can depend on the type of work and contractor availability, but we always try to move things along as quickly as possible.
You’ll have access to your tenant portal where you can:
- track maintenance
- see updates
- view your rent summary
- and message our team
Viewing & applying for a tenancy
How do I book a viewing?
Viewings can be booked online through the listing, or by contacting our team.
How do I apply for a property
Applications are completed online.
- Apply through Renti or Trade Me
- We complete reference and credit checks
- If approved, we guide you through signing and move-in
You’ll usually need:
- up to 4 weeks’ bond
- 2 weeks’ rent in advance
- and, if applicable, up to 2 weeks pet bond
How long does the application process take?
It depends on demand, but we aim to process applications as quickly as possible once all information is received.
I’m moving from overseas - can I still apply?
Yes.
We regularly work with tenants relocating to Auckland and will guide you through the process step by step.
From application through to move-in, we’ll make sure you know exactly what’s required and what to expect.
What if I can’t attend a viewing?
If you can’t make it to a viewing, there are still options.
We can arrange a video walkthrough so you can see the property remotely.
Some listings also include 360° tours -so you can explore the space and get a clear feel for it before applying.
What happens before I move in?
Before your tenancy starts, we’ll get everything set up so you know exactly where you stand.
We complete a detailed entry inspection to record the condition of the property.
You’ll then review it, add any notes, and confirm everything is accurate - so there’s a clear, agreed record from day one.
We’ll also:
- confirm your move-in date
- make sure payments are completed
- and provide everything you need to get started
So when you move in, everything is clear and ready to go.
When do I sign the tenancy agreement?
Once your application is approved, we’ll send through a formal offer of tenancy.
After that’s accepted and your deposit is paid, we prepare the tenancy agreement.
It’s reviewed with the owner first, then sent to you digitally to read through and sign.
If anything isn’t clear, we’ll walk you through it - so you know exactly what you’re agreeing to.

Your Tenancy
How do I access my tenant portal?
You’ll receive an email with instructions to set up your PropertyMe account.
If you don’t see it, check your spam folder or get in touch.
Through the portal you can:
- log and track maintenance
- see updates
- view your rent summary
- message our team
Everything is in one place.
Can I have a pet?
Pets are allowed where approved and specified in your tenancy agreement.
If approved, a pet bond (up to 2 weeks’ rent) may apply.
All pets must be declared and approved before being kept at the property.
Can I add flatmates or make changes to the tenancy?
Yes - but they need to be approved first.
Any changes (like adding flatmates or swapping tenants) need to go through an application and approval process.
This keeps everything:
- properly documented
- compliant with the agreement
- and clear for everyone involved

What if I’m struggling to pay rent?
- Let us know as early as possible.
- The earlier we know, the more options we have to help.
- We’ll talk through your situation and look at what can be done - whether that’s short-term arrangements, a payment plan, or a way to get things back on track.
- The key is keeping communication open.
If we know what’s going on, we can work towards a fair outcome and avoid things escalating.
If you need extra support: If things are more challenging, we can also help point you towards support services that specialise in financial or tenancy advice.
What if something isn’t going to plan?
Let us know early.
Most issues can be resolved quickly when they’re raised early and handled properly.
Inspections & Property Care
Will I receive an entry condition report?
Yes.
Before you move in, we complete a detailed inspection to record the condition of the property.
You’ll be able to review it, add your own notes, and confirm everything is accurate - so everything is clear from the start.
How often are inspections done?
To comply with insurance requirements most of our properties are inspected every 3 months.
Inspections aren’t about trying to catch you out.
They’re there to:
- keep the property in good condition
- address any maintenance issues early
- and make sure you have a healthy home to live in
We’ll give notice and aim to work around your availability where possible although some scheduling constraints may apply.
Ending Your Tenancy
I need to break my lease - what should I do?
If your situation changes let us know as soon as possible.
We’ll explain what’s involved and guide you through the process.
This may include:
- covering rent until a new tenant is found
- contributing to reletting costs
The earlier you let us know, the more we can do to help minimise costs and get things resolved quickly.
How do I give notice to end my tenancy?
You’ll need to give written notice in line with your tenancy agreement.
If you’re unsure, just ask - we’ll talk you through it.
What happens at the end of my tenancy?
When your tenancy is ending, we’ll guide you through the process so everything is clear.
This includes:
- confirming your notice period
- organising the final inspection
- and outlining what’s expected before you move out
The final inspection is compared against the original entry report, so there’s a consistent and fair reference point.
The goal is a smooth handover - with no confusion about what’s required.
When is the final inspection done?
The final inspection is completed after you move out.
We compare it to the original entry report so everything is clear and consistent.
How do I get my bond back?
Your bond is held securely with Tenancy Services throughout the tenancy.
After you move out and the final inspection is completed, we confirm the property condition and any outstanding items.
Once everything is agreed, the bond refund is processed.
We will email the paperwork to you to sign and return to us, we will sign, and then send to tenancy services for payment.
Timing can vary slightly depending on how quickly everything is finalised, but we keep things moving so it’s not delayed unnecessarily.
